Two seasons, two income statements
In Valtellina, Livigno and Bormio most hotels work two seasons: winter, from December to April, built around skiing, and summer, from June to September, built around hiking, cycling and spas. The two seasons differ in guests, length of stay, rates and staffing.
The statutory income statement lumps everything into one annual total. It does not show whether winter is carrying a weak summer, or the other way round, nor what it costs to stay open in the first and last weeks of each season. The USALI scheme separates rooms, food and beverage and wellness, and lets you read each season as a period of its own.
Bormio and Livigno hosted events of the Milano Cortina 2026 Winter Olympics. Beyond the event itself, what matters for a property is understanding from its own numbers how demand, rates and costs have changed, and what to expect in the seasons that follow.
What matters most in the mountains
- A two-season budget: one budget for winter and one for summer, in the same scheme, with annual overheads allocated on clear criteria.
- Seasonal forecast: projections updated on bookings, to set rates and staffing before the season is in full swing.
- Payroll cost per occupied room, by department and by season: it is often the largest cost line and the one with the most decisions behind it.
- Opening and closing weeks: what opening earlier or closing later really earns, comparing revenue and direct costs for those periods.
- Food and beverage and wellness as departments, with their own revenue and costs, to see how much they contribute.
