Langhe, Roero and Monferrato: small properties, long season
Since 2014 the vineyard landscapes of Langhe-Roero and Monferrato have been a UNESCO World Heritage site. The area is dominated by boutique hotels, agriturismi (farm stays), B&Bs and holiday homes, often with few rooms and with food and wine at the heart of what they offer. The season usually runs from March to November, with the autumn harvest among the busiest periods, and is largely sold between December and February.
A small property does not need a complex control system: it needs to know each month what the rooms earn, what the restaurant or tastings earn, and how much staff and fixed costs weigh.
- The few KPIs that matter: occupancy, ADR, RevPAR, total revenue per available room and payroll ratio.
- Food and activities kept apart from rooms, even in a simplified way, to see which part of the offer carries the result.
- Non-hotel accommodation: B&Bs, agriturismi and holiday homes are read with the same scheme, adapting the lines to their size.
- Annual fixed costs compared with the months open, to decide whether and when to extend the season.
Lake Maggiore and Lake Orta: historic hotels and campsites
On the Piedmont shore of Lake Maggiore, in the provinces of Verbano-Cusio-Ossola and Novara, and on Lake Orta there are historic hotels, for example in Stresa, alongside campsites and family properties. The eastern shore of Lake Maggiore is in Lombardy, in the province of Varese. The season usually runs from April to October.
Here the priority is the budget before the season: revenue by department, seasonal staffing and opening costs decided in advance, with a forecast updated during the summer. Campsites follow the same rules as on Lake Garda: pitches, rental units and services read as separate departments.
