Lake properties and their numbers
Lake Como is dominated by upscale hotels, historic villas turned into accommodation and residences, with a largely international clientele. The season is concentrated between April and October: most of the year's revenue is earned in a few months, while part of the overheads runs all year.
That is why the Italian statutory income statement, which arrives at year-end and shows only totals by nature, tells little to those who set rates, staffing and investments during the season. The USALI scheme separates rooms, food and beverage and events and shows GOP month by month.
What matters most on the lake
- Reports in Italian and English: many properties have foreign partners or investors who read USALI, not Italian statutory accounts.
- A seasonal budget built between November and February, with forecasts updated during the season.
- Food and beverage and events read as departments: weddings and events weigh heavily on revenue, and it pays to know what they really earn.
- Seasonal payroll cost per occupied room and per department, to compare year on year.
- Groups and several properties: allocation of shared costs between villas and hotels under the same owner.
