A region of family hotels
Trentino-Alto Adige is one of Italy's leading regions for tourist overnight stays: in 2024 it recorded 56.7 million overnight stays (37.0 million in the province of Bolzano and 19.6 million in the province of Trento), up 2.7% on 2023. There are 5,380 hotels with 123,439 rooms: on average, fairly small properties.
Many are family-run hotels, managed across generations, with a wellness area that over the years has become a major part of what they offer. Winter and summer differ in guests, rates and staffing, and the same family often runs the hotel, a restaurant, apartments or a second property through separate companies.
What matters most in the region
- A two-season budget: winter and summer planned separately, in the same USALI scheme, with annual costs allocated on stated criteria.
- Payroll cost per occupied room, by department and by season, read together with full-time equivalent headcount (FTE).
- Comparability between seasons: the same definitions and allocations every year, so a change in the numbers is a real change, not a change of method.
- Wellness as a department: its own revenue, staff and energy costs, to know what it really contributes.
- Families with several companies: income statement by property and by company, allocation of shared costs and a consolidated view of the group.
The USALI scheme separates rooms, food and beverage, wellness and overheads, and shows GOP month by month. It is also a format banks and partners know, which helps when weighing an investment or a handover to the next generation.
How I work with properties in Trentino-Alto Adige
The first meeting is free and without obligation, and takes place online on Microsoft Teams. Later meetings are held online or on site, by agreement. I work on exports from the software you already use (accounting and hotel management system), set up the restatement once, then deliver monthly reports with a review meeting. Reports are in Italian or English.
